Tenants’ Obligations
Registration of Guests
On arrival guests will be asked for their passports or identity cards, so that the owner can register guests in accordance with Italian regulations. Therefore, only guests listed on the booking form and who have registered may stay in the apartment. No changes or substitutions can be made without prior agreement reached with the owners. Guests are kindly asked to supply the relevant documents even in the case of a late arrival.
Keep all windows and doors closed and locked in the night and when you are away from the property.
Cleaning and order
The houses must be delivered and left clean and in order. Crockery and other equipment of the house (chairs, blankets, etc.) must not be moved or transported out of the house. Candles and oil burners are not permitted inside the house and must be used with great care on paved terraces. After delivery, repairs of breakdowns caused by the Clients and those of ordinary maintenance (plugging of w.c. and basins, damages to equipment and furniture and to the property, stains on mattresses and bed covers, broken crockery) will be charged to the Clients and the amounts will be deducted directly from the bond. In uncertain circumstances the person in charge will keep the whole bond and will return any balance together with the receipt for the expense met for repairs carried out after the departure of the Client.
It is absolutely forbidden to play loud music or dance on the grass, display fireworks or make noises that could disturb the peace of Torretta or frighten the wild animals
Do not bring food or drinks into the bedrooms and prevent mosquitos from entering the house by keeping windows closed whenever lights are on
Maid service and final cleaning
a 120€ weekly final cleaning fee applies and is due upon arrival for stays of 8 nights or longer. The fee is a weekly charge and includes: change of bed linen, bath and kitchen linen and the remake of bedrooms, cleaning and sanitizing of floors, bathrooms and kitchen.
Swimming Pool
The swimming pool is shared with the guest of the property (max 16) with 2 pre-arranged areas around the pool (one for each building). Please accord maximum discretion for other guests.
Swimming pool are in use between 9am and 8pm. Pool is heated naturally with the sun.
Only the appropriated outside linens or “beach towels” may be used outside around the pool for reasons of orderliness and cleanliness. Pool is not suitable for swimming when automated cleaner / “robot” is in function and and it is forbidden to touch the robot or the swimming pool pumps. Just call owner for any problem arising.
All the garden furniture MUST be taken off of the grass in the evening for a correct functioning of of the irrigation system.
Each guest is asked to put in order his own stuff – Its forbidden to dive.- Respect peaceful when you are using the swimming pool.
Diving is forbidden
catering or other services are not aloud to get in the property without the owner permission
TRASH
To avoid unannouced visits of the foxes, litter cannot stay outside overnight and must be deposited in the green tanks just outside the property gates on Via della Pisana.
During the booked period, the Customer undertakes:
To pay for any losses or damage to the property. All breakages are to be reported to the owners or owners representatives and will be paid for by the tenant at replacement cost .
To take good care of the villa and to leave it in a clean and tidy condition at the end of the tenancy. Cleaning is not provided during the tenancy unless otherwise arranged with the owners.
To permit the owners or their representatives reasonable access to the property
Not to part with possession of the property or share it, except with members of the party shown on the booking form.
Not to exceed the total number of people stipulated on the booking form.
Not to cause annoyance or become a nuisance to occupants of adjoining premises.
Duration & Times of Letting Lettings are for a maximum of 4 weeks and commence at 4.00pm on the first day of tenancy and end at 10.00 am on the last day of tenancy unless otherwise agreed by the owners.
(a) That the number of people occupying the property will not exceed the maximum stated for the property in the description of the relevant property, and the number duly registered with the owners.
(b) That the property will be used solely for the purpose of a holiday by the Customer and his party;
(c) To allow the Company and/or the Proprietor or their representatives access to the property at any reasonable time during the period booked;
(d) To keep the property and all furniture, utensils, equipment, fixtures and fittings in or on the property in the same state of repair and condition as at the commencement of the booking and to ensure that at the end of the period booked the property is left in the same state of order and cleanliness in which it was found;
(e) To report as soon as possible to the Proprietor any breakages or damage caused by the Customer during the period booked and to reimburse the Proprietor with the cost of replacement;
(f) To notify all other members of the Customer's party of these conditions; and
(g) To arrive between 4 p.m. and 7 p.m. on the day of commencement of the booking and to vacate the property by 10 a.m. on the final day of the booking unless otherwise previously agreed with the Proprietor.
If the Customer arrives after 9 p.m. the Proprietor will have the right to apply a check in fee of up to €100. For arrivals after 12 p.m. the Proprietor will have the right to postpone the check in to the following day and apply a late check in fee of €100 and neither he nor the Company shall be obliged either to provide accommodation for the night in question or to reimburse any sum paid or reduce any amount due.
If condition (a) above is infringed, an automatic surcharge of an amount equal to twice the Security Deposit will become immediately payable to the Proprietor and or the number of occupiers exceeding the maximum may at the Proprietor’s discretion be asked to leave. If any such surcharge is made and is not immediately paid or any occupier does not leave when asked to do so, all occupiers may at the Proprietor’s discretion be asked to leave, the booking may at the Proprietor’s discretion be immediately cancelled and no refunds of any kind shall be paid.
If the Customer shall fail to perform any obligation of his contained herein, the Proprietor shall be entitled to deduct the full cost of any damage thereby caused from the Security Deposit.
All costs which are considered extra as stated in the House Rules, and any damage to furniture and fittings shall be reimbursed to the Proprietor in cash no later than the check out day. The Proprietor shall otherwise be entitled to withhold all or any part of the Security Deposit until all extra costs are reimbursed by Paypal or direct Euro bank transfer to the bank account he will nominate.
At the end of the letting, the Customer and the Proprietor (or their representative(s)) shall be obliged to complete the check-out form. Signature of the form shall bring the letting to an end and shall be conclusive evidence of the circumstances of termination. Neither party, nor the Company, shall have any claim against any other unless the same is noted on such form. If the Customer has suffered damage or considers the services rendered unsatisfactory, he shall detail his complaints including the value thereof in the space provided in the check-out form. Requests for compensation from the Proprietor or the Company shall be communicated by registered post and by fax within 7 days of the end of the letting and the Customer shall otherwise be barred from raising any such request.
